Philipp Duffy focuses his practice on the areas of real estate and infrastructure, including public-private partnerships and other alternative procurement methods. His real estate expertise extends to project development, acquisitions and divestitures of both single assets and asset portfolios, land assembly, financing and leasing matters across a wide range of asset classes, including industrial, office, hospitality, single-tenant build-to-suit, residential condominiums and retail properties. In the areas of infrastructure and public-private partnerships, Mr. Duffy has been involved in highway projects, railway transit and light rail projects, multiple new hospitals, a medical research centre and detention centre projects, and is very experienced with navigating the procurement process of the Société québécoise des infrastructures (SQI).

As co-chair of the Construction sector, Mr. Duffy acts for a wide variety of market participants including developers, builders, project owners, managers, investors and sponsors in a broad range of real estate and infrastructure-related matters. He has been involved in many major projects which have shaped and continue to shape the face of the Montréal Metropolitan Area, including Bell Canada's Nun's Island Campus, the Cité du Multimédia, the Cité du commerce électronique, the CRCHUM, the three phases of the "Tours des Canadiens", and, more recently, the new Turcot Interchange project.

He is frequently called upon for his ability to elaborate creative business structures and solutions to achieve the particular business objectives of the client. He is known as a facilitator of transactions among both clients and their public and private counterparts.

Representative Mandates

  • Representation of a consortium as part of the bid for the EPC contract for the Réseau électrique métropolitain
  • Representation of KPH Turcot in obtaining a $1.5 billion contract with the Ministry of Transportation to design and build the new Turcot Interchange, procured as a design-build project through SQI
  • Representation of a consortium bidding to design, build, finance and manage the new Pointe-St-Charles commuter rail maintenance facility of the Agence métropolitaine de transport procured by way of a public-private partnership through SQI
  • Representation of a member of a consortium bidding to design, build, finance and manage an 800,000+ square foot integrated courthouse and corrections facility to be built in Indianapolis, Indiana
  • Representation of a group including a developer, a major sports franchise and labour-sponsored investment fund in their participation in the development, sales, marketing and construction of a 50-storey 555 unit condominium project in downtown Montréal
  • Representation of a member of a consortium bidding to design, build, finance and manage the Sorel-Tracy Detention Centre, a 300-cell detention centre procured by way of a public-private partnership
  • Representation of the owner/developer of Hôtel St-Martin, a new 17-storey Art Deco boutique hotel in downtown Montréal with respect to the acquisition, development and financing of the property
  • Representation of the developer in respect of the development, financing, leasing and subsequent sale of Bell Canada's 860,000 square foot corporate headquarters on Nuns' Island, Quebec
  • Representation of the developer co-venturer in the structuring and capitalizing of a 70-storey Toronto condominium development project
  • Representation of the facilities manager in the winning consortium retained to design, build, finance and manage the Centre de recherche du Centre hospitalier de l'Université de Montréal (CRCHUM), a state-of-the-art medical research centre procured by way of a public-private partnership
  • Representation of a member of one of the consortia bidding to design, build, finance and manage the Centre hospitalier de l'Université de Montréal (CHUM), a new 772-bed teaching hospital in downtown Montréal procured by way of a public-private partnership
  • Representation of the acquirers of 2020 University St., a 26-storey office building in Montréal in connection with the acquisition, financing and subsequent sale of same
  • Representation of the purchasers, and subsequently, vendors of the Cité du Multimédia, a 1,000,000 square foot new technologies office complex in Montréal
  • Representation of a bidder with respect to the acquisition of the Marché Central in Montréal
  • Representation of La Senza Corporation in its divestiture of its Suzy Shier and anne.x retail chains
  • Representation of the acquirers of Les Ailes de la Mode retail chain of stores
  • Representation of First Canadian Title in the development of title insurance policies covering interests held in co-op buildings
  • Representation of high-end residential developers in the context of resort development projects in Saint-Sauveur and Sainte-Agathe
  • Representation of Canada Economic Development in connection with the constitution of the Chantier de l'économie sociale Trust and contributions of Industry Canada with respect to the funding thereof
